Having viewed the property, if I decide I want to apply for the tenancy, what happens next?
You would need to complete the Application Form (either handed to you at the viewing or available on this site). Once we are in receipt of this, the property will be reserved for you pending credit checks. If you have not already provided us with the documentary evidence requested (eg ID, payslips etc), you would have a maximum of 5 working days to do this.
If you wish to bring the application in to the office then you must ring to make an appointment. Once we have received the application we will take up the necessary references. References are taken from a reputable Credit Reference Agency who will be passed your details in all cases.
Now that I have completed the application am I sure of getting the tenancy?
Not necessarily – we will need to complete our referencing procedure before we can offer you the tenancy. You must supply any documentation that we have requested within 5 working days – the documentation required will have been agreed prior to you completing the application form. Failure to do this will invalidate this application.
How long does it normally take?
It will depend on how quickly the reference requests are responded to but in most cases we are able to offer the tenancy within a few days. Some applications will take longer, for instance, if we ask for additional paperwork, a guarantor etc, but we will do our best to let you know as soon as possible.
I've only lived at my current address for six months; will it help if I supply a previous address?
Yes – you will be required to supply your previous addresses for the last three years.
How will I know if my application has been successful?
Once we have completed our reference procedures we will contact you to confirm your tenancy and arrange the date that you wish to move in. We will then write to you enclosing the tenancy agreement for signature. At this stage the deposit will be payable. The first months rent is due on or before the day you move in. Payment should be made by Bankers Draft, Building society cheque or cash. Future payments should be made by Standing Order.
What sort of tenancy will it be?
It will be an Assured Shorthold Tenancy normally for six months which, depending on how the tenancy is conducted, may be renewed for six or 12 months thereafter.
What if I am claiming Local Housing Allowance?
Housing Allowance is generally paid directly to tenants these days. As the tenancy is between you and us, you must be aware is it your responsibility to ensure rent is paid on time, regardless of the day you receive appropriate benefits. Any shortfall and non-payments are your responsibility.
We would ideally like to see evidence of an existing benefit claim and may request that you have a Guarantor, who is ideally working and/or a homeowner. A guarantor would be asked to provide proof of ID, affordability and would be referenced.
Can I pay the deposit and rent by personal cheque when I collect the keys?
No, we can only release the keys if we have received cleared funds such as cash, BACS or a Bankers draft. For personal cheques you should allow a minimum of five days for clearance.
Why have I got to ring to arrange an appointment if I want to come into the office?
We are often out of the office accompanying viewings, inspections or other business and would not like you to make a wasted journey. By calling beforehand, we can make sure we are available at a time to suit you.
