Includes:
- Taking images of the property
- Creating digital marketing content for our website and On the Market.
- To Let sign assembled and collected
- Pre-screening of applicants via phone & email
- Arranging convenient viewings, hopefully but not necessarily in office hours.
- Accompanied viewings to ascertain suitability of potential tenant
- Carrying out tenant referencing, credit checks and affordability assessments
LET ONLY with inventory £425 no VAT
All of the above plus:
- Provision of an Assured Shorthold Tenancy agreement
- Provision of a Guarantor Agreement, if required
- Collection of Deposit – landlord to hold under a recognised scheme.
- Provision of a written & video inventory, cataloguing condition prior to move-in.
- Landlord to continue dealings with tenant, collecting rent and arranging any necessary safety certificate and repairs as reported directly from tenant.
FULLY MANAGED £275 and then 10% of monthly rent (no VAT)
Includes all of the above, except:
- Collection of Deposit & placing with Deposit Protection Service
- Attendance at initial move in and move out, distribution of keys
- Arrangement of timely electrical certificate, EPC & annual Gas Safety Certificate & any further legal certification that comes into force.
- Obtaining quotes, authorising and arranging routine and general (not major) repairs to property either reported by tenant or requested by landlord with reliable, trustworthy contractors.
- Annual property inspections & report.
- Monthly Rental Statements
- Annual Rental Statement for tax purposes available on request.
- Carry out annual rent reviews – liaising with landlord and tenant on an annual basis to ensure maintenance of a mutually respected relationship.
